Available Options
There are several options that Wells Fargo has available in order to help homeowners.
- Repayment Plan
This is a common solution offered to homeowners. The homeowner brings the account current over a series of payments while still making their regular monthly payments.
- Home Loan Modification
This option allows homeowners in default to make changes to their current loan so that they are able to make the payments. The delinquent amount, including interest and penalties, are added back into the principal balance of the loan, thereby bringing the account current. This is different from refinancing in that loan modification does not result in a new loan the way refinancing does.
- Partial Claim or Claim Advance
This is an option for homeowners who have a mortgage insured by HUD (Housing and Urban Development) or private mortgage insurance company. HUD or the mortgage insurer advance the amount needed to bring the mortgage current to the homeowner. The homeowner signs a note to HUD or the insurer for the amount advanced. The homeowner can then resume making the regular payments because the loan is current. The repayment terms of the note are worked out with the issuer and often repayment isn't required until the mortgage is paid off.
- Short Sale
This option does not save the home from foreclosure, but does spare the homeowner's credit from having a foreclosure on it. When market conditions are such that the sale of the home cannot cover the amount owed, this results in a short sale. If arranged ahead of time, the outstanding amount owed on the mortgage after the sale may be waived.
- Deed in Lieu
The deed in lieu option again doesn't save the home, but does less damage to the homeowner's credit than a foreclosure. The homeowner voluntarily signs the deed over to the lender. In many cases the homeowner will have had to try to sell their home at fair market value before being able to use this option.

I have been trying to keep my house from foreclosure. I am trying to do a short sale. I have a buyer that is already approve but wells fargo is not honoring the agreed contract. My house is going to go into foreclosure.
I hate to be rude but this blog is nothing more than one long free commercial for Wells Fargo. The real truth be told is NONE of these banks will work with anyone. Why? Because they make more $$$ foreclosing on your property and kicking you to the curb. Case in point IndyMac/OneWest. They only assume 20% of any loss sustained in foreclosure. The FDIC (or us taxpayers) pick up the lion's share of the remaining loss=80%. In turn IndyMac/OneWest sales your foreclosed home and keeps any amount received. It's a sweetheart deal. Most other banks INCLUDING Wells Fargo have similar deals with the Feds. There are thousands and thousands of US homeowners bearing the brunt of bad business deals the banks/wall street made. The "Making Home Affordable" Obama Joke is NOT working. These banks who received TARP funds should be forced to either forgive or modify everyone's loan. AND by the way, short sales only benefit the banks and the realestate agents--they all profit from YOUR loss while your memories, cherished family events get sold off.
I started a loan modificaton with Wells Fargo Home Mortgage in April 2009 and now it is December 2009. They just notified me I do not qualify. It took this damn company 8 months and many telephone calls, letter and faxes. I am now going to take the house and ram it up their you know what.
Wells Fargo are criminals. It took them over a year to process a modification and what they offered is actually worse than the mortgage. I accepted because my credit is ruined from the year wait and no one would rent me an appartment. Three months into the agreement they simple change their minds. I'm serious. They simply said the mod was nullified and they are proceeding with forclosure.

I have been involved in, firsthand, Wells Fargo's deceptive Loss Mitigation Dept. They actually transferred me to a woman claimed to be a senior representative in the loss mitigation department. After speaking with her for 10 minutes and getting nowhere, I asked to speak with her superior. Come to find out she works in the Call Center...nothing to do with loss mitigation. If that's not deceptive then I don't know what is. Is there a class action law suit against these people yet???? There should be!!!!!
We have been in the process of getting a loan modification for 2 months and they came back saying we were approved, but the mod. would up the amount of our loan and our monthly payment. I called them to question them on exactly how this was going to help my family when we couldn't afford what we have now and they had no answer for me. At this point I don't care if I loose the home.
I have been trying to get a loan modification for a year after dealing with 5 different people and submitting paperwork 5 separate times, They offered me a 3month break in payments but at the end of 3 months I have to make it up with a balloon payment. A total joke now they can have this house that I owe more than it is worth. I'm walking!!!!!
Wow, why do I find it shocking to read about what good people are going through with Wells Fargo? I am also facing foreclosure and will likely lose my home. I was sent a Motion for Summary Judgement this week and of course panicked. I have been upfront and proactive from the day I lost my job - I called WF to inform them and asked for options since I knew I would have to default on my loan until I found a job. I provided all documents they requested and after 3 months of nonpayment..bam! A lawsuit was at my door. I just hung up the phone with WF and they claim that Freddie Mac is reviewing my info for possible modification. Really? How am I to trust that after ready all of these posts? There are additional postings on ehow after the same WF artice was posted. They are attempting to put out good "PR" but it is backfiring on them. In the article WF claims that they will possibly lower the principle on loans; however, I just asked the mitigation dept that question and she said "no, they will not."
So should I just start packing and move?? Has anyone had a good experience in working out an option with WF??????
We too have had issues with WF during a loan mod process. We submitted all the paperwork they asked for. Never heard from them. Every time you call you get a new person who has no idea what you are talking about. Three months later we come to find out, they are foreclosing on our house! Too bad they joke is on them, due to our state law, our first mortgage holder has all rights to the property as WF is an equity loan and even if the property goes to sale, they can't do a thing about it! I would not recommend WF for anytime of personal banking unless you are rich!
I don't think I have the time to post all the bad things that happend to my family during foreclosing but this is for the last comment and I hope you read this. My state has the same law as you do. We also had a equity loan with WF, it was only 21,000 and they expected us to pay it after the sale of our house was said and done. THEY TOOK US TO COURT, we had to get a lawyer. Becareful because they will take you to court for the equity loan. We live in NC which is a state that they can not come after you if you losse your house. BUT THEY CAN AND WILL COME AFTER YOU FOR THE EQUITY LOAN, it is not protected by that law.
We started the mod process in June 2008 ... yes 2008. This bank has NO regard for you or your family. We have sent them every doc. they requested (OVER AND OVER). DESPITE your rise in blood pressure, you need to stay all over them!!!! Just today I spoke with equity regarding docs I faxed on 4/26/10 I wanted an update as of their progress .... their answer .... WE DON'T HAVE THE DOCS YET.... even though I've got the fax log and all went thru. Amazingly enough ... they found my docs and now they will rush my docs thru ... it will take 2-3 more weeks (ya right) meanwhile I'm getting default letters and sale dates posted outside my house. OVER THE LAST 2 YEARS .... NO ONE AT WELLS FARGO could give a shit. They will bailed out by our government and their insurance policy. WF is criminal ... and I would LOVE to sue their asses!
WF sucks donky @#%%@#%'s. Do not trust them. I've been through this since Feb. 2008. Have been lied to and mis informed over and over. The joke is on them. My house is worth a third of what I owe and is going less and less every day. I'm hoping a friend or family member will buy it at the foreclosure sale and sell it to me. HA! HA! WF.
I cannot believe there are so many of us that have had problems with Wells Fargo. I feel so bad for everyone. It has been over a year for me, they have lost paperwork, and made a serious error in calculating my income almost doubling it. When I brought this to their attention they said I would have to start over and resubmit, which I did, twice. They admitted it was their fault but they said because it was so long now I would have to resubmit my paperwork again,it is a vicious circle, by the time they get to reviewing my paperwork too much time has gone by...and I have to resubmit again. The end result of this, I was denied because they never corrected the error. My payment is now much larger than when I first started applying for this thing and I am headed for foreclosure. They have also done some things without my permission, like mess around with my house taxes before I ever agreed to a trial program. So my question is, there are so many of us how do we start a class action suit? Maybe there is one already one going? Does anyone know?

WellFargo is not in the business of helping anyone. Don't give them one dime! They'll lie and say anything to collect. It's fraud and with all the complaints I can't understand how they can deliberatley deceive people.
All of these comments are true. Not only is WF slimy, sleazy and unethical but they are a disgrace to their shareholders and bad at business. They have lost so much money with their tactics. I can guarantee you with 100% certainty that I was ready, willing and able to make payments on 4 loans with them. However, my "good news" letter (in each case after making the three payments they promised would re=age my loan and bring it current), which I received about a year and 25 sets of paperwork later, RAISED my payments by 50% to 100% on every single one of my loans. I laughingly asked how this would be a benefit to me and why anyone would agree to this and no answer. They basically said that they've determined that I can afford all the increased payments and that I should default on all my other creditors to pay them the increased payments (yes, they really said that). ALL I was asking for was that the IO period on my primary house not re-set for another 3 years to weather this storm. They said no and proceeded to lose about $600k for their investors. I have been so angry I can't even see straight at times. I can tell you have all experienced the same with WF. I can't even put into words how terrible they are. They won't let me catch up on my loans and have forced me into foreclosure on 2 houses that I was willing to continue to pay on. I do not understand their reasoning on ANY decision they've made. I understand they are not really there to help the borrowers, but what about helping themselves not lose so much money? I am disgusted with Wells Fargo and each of the representatives who tell me they are happy with what they are doing to help borrowers. How come you NEVER see ONE SINGLE blog with a positive comment about WF?
i am another in the growing list of people who had the misfortune of dealing with an unscrupulousand greed driven den of hell bound liars known as well fargo home mortgage, my sceneario is no different from the rest just another example, i have already lost my home back in october of 09,i was told that i qualify for a modification but all i was ever sent was forebearance agreements about 4 or 5 i dont remember, i would call these assholes and each time i ask to whom i was speaking their reply was always with an employee number never a name i guess thats one way of limiting customer complaints, any way i finally spoke with a woman i cant recall her i.d. number but she assured me all was good and told me that i needed to send 2100.00 to them, i did. to start this process of the mod.the next time i heard from wells was the day after i lost to foreclosure, they never called or wrote me to say i was turned down i found foreclosure date about 7 days prior thru advertisements sent from local attorneys soliciting my buisness for bankruptcy, fuckem i want in on a class action, can some one email me with some info on one gasawayroger@yahoo.com, anyway concerning the 2100.00 i sent i have in writing on their letter stating the funds would be returned to me in the event i couldnt qualify for a modification , i have still not seen the 2100.00 they wont even acknowledge the fact that they ever even had it , but i have the proof, does anyone know if their policy included money upfront for a loan mod was standard operating procedure or not i dont know,i want a little pay back i am without a home my credit is shot but i can at least sleep at night and who the fuck cares not those lying motherfuckers at wells , so if by chance an employee of wells especially one who works loss mitigation happens to read this i hope you catch herpes, your wife leaves you,your dog bites you , someone steals your car,and you get gang raped in prison or hell cause your gonna be in one or the other , so fuck you to asshole

In our situation, we have been trying for well over a year, (when I first discovered I had breast cancer and I had to pay for treatments) to complete a loan modification program. I am a widow on disability, and my son, who just lost his job in March, lives with me and puts his entire unemployment check towards our monthly obligations. I initially qualified for a loan modification based on me telling the lender that my son would be moving in with me and contributing to the costs of living. I completed the three month trial period, supplying all requested documentation (including, unrequested, my son's unemployment award letter) and making all payments. We were told that the lender was behind on filing this paperwork, and to just continue making payments until we received an answer. So, I made the fourth payment, and sent in the package of documents, like I had the previous three months.
Our first denial came on the fifth month because we did not update the date on one of these documents that we sent, unasked, in the fourth month of the three month trial period. We scrambled and resent the documents again, fixing the one date.
Our next denial was because they did not receive a letter of contribution from my son stating that he is indeed helping out financially (paying everything but the trial period mortgage payments), and a document proving his income. We had never been asked to document this prior to this call, despite the fact that the only reason I had been approved for the loan modification in the first place was because I stated his yearly income, not to mention that we had sent in proof of his income during the three month trial period.
Our third denial came because they couldn't see my son's money being deposited into my account. He has been managing all of my financial obligations since my husband died, using his bill payer system over the computer. So, his money was not deposited into my account, but was paid directly from his account to my bills. We sent the lender six months of his bank statements, along with matching utility bills with matching dollar amount payments, proving he has been contributing to my household, even before he lost his job and moved in. The lender does not see this as valid. If they had told us they needed to see money being deposited into my account from the start, we easily could have started doing this. But how can we do this after the fact
WOW! I can't believe so many of us are having the same problem. I have been fighting with WF since DEC. 2008, we called as soon as my husband was laid off to try and be proactive, they said there was nothing we could do until we were behind. 2 months later our daughter was born, via C-section so that was an unexpected cost w/o insurance, still WF wouldn't help. I went back to work a month later to be laid off. We sent nemerous packets, every month, changed the date, still no help. Aug. 18, 2010 we finally got a call saying we got the loan modification, lowering our payment by $150 dollars...WTF And we still keep getting letter stating we are behind, in default...I just don't know what to think. This house ins't worth what we owe, and we have tried to work something out...but they just won't work with us. My husband is driving a hour to work now, and i am in school at night and still activly looking...but to end to this madness just yet. Something has got to give, there are to many of us having this same problem. I say let them have the houses, they aren't going to get anywhere with them...

Asked Wells Fargo for a loan modification after taking family leave for a couple of months to care for my mom at the end of her life. She died, my teenager had an accident 2 days after, broke his neck, when I got back to work, my job of 5.5 years ended- business closed. Wells Fargo's loan modification offering was to increase my mortgage payments to an extra payment a year! Our loan is over 15 years old and because our loan was considered in good standing- we did not qualify for the loan mod program! Our inquiry for help fueled an all out harassment campaign by WF! They blew up our phones- home, work, cell and they even sent letters demanding for all of our financial info again. We can't
imagine having anything worse than the hardship we experienced, asked for help and was beat further down by Wells Fargo! Watching the senate hearings about tarp, loan mods and inquiries about mortgage assistance and wished we had a voice to share just how evil, horrible and shameful WF has been to us!
We are going to start a class action suit against wells - we have been through everything that you all describe - paid to the penny what they demanded - by the deadline - and they are still moving forward with foreclosure - as if the money was not received - despite our bank records showing they cashed the check and the letter stating that was all that needed to be done... if you are interested in being a part of the class action suit email me at gogreentime@gmail.com
Glad to find you guys. First of all, we had to go with Wells Fargo some 10 years ago after my husbands first divorce. He was behind on his mortgage and Wells Fargo "came to the rescue". Well, come to find out, this is a rule of 78 loan (where you pay all interest up front and principle later). You will never pay your principle off. If you are late, your interest eats up the little principle you may have been able to pay. Please check your loans to see if you are a simple interst or rule of 78. I believe this would be grounds for a suite, considering this loan type was not fully disclosed at the time of the loan. They took full advantage of our situation and stuck us in a situation where it is near impossible to pay on the priciple. Now we are behind on our payment, I was laid off my job and fighting with the state of Florida unemployment. WF is blowing my phone up, no less than 20 calls a day, hinging on harrassment. They look at the income and tell you that you can fully afford the payment, but they do not take into consideration your day to day living expenses. Modification? Yeah right. You have to give them a lump sum payment up front in order to get your monthly payments lowered by $100 a month for the next year. How does that help?
We are about 3 months behind and foreclosure is on the way.
The HAMP program is just away for lenders to expose homeowners troubles. I applied for the HAMP through WF mortgage. I was never late and was not in the rears with my mortgage. After exposing my financial situation to WF they proceded to convience me that the only way they could help me was for me to skip a house payment before they would lower my payment in a trial payment period. To make a long and sad story shorter, I was led to believe this was the way it had to be done. 3 trial periods later and 3 skipped payments later I was sent foreclosure papers. However apon reviewing the federal government policy on the HAMP program, I found that it was not required to skip monthly mortgage payments. This was the key to saving WF from litagation over this program. Before you particpate in any HAMP program study the government outline for these programs. WF does not have one employee qualified to assist any mortgage borrowers with this program.Not one employee has any knowlege of the federal government outline for the HAMP. They are trained to take advantage of our weakened financial condition. They will exploit you in every way possible. Yes I saved my home and can provide you the name of a chomping at the bit attorney to help your cause, but my advise is once you expose yourself to WF you are burnt toast. Go easy on WF as they have recovered from Bank Afforable Modifcation Program that our federal tax dollars provided. Unfortunatly they forgot how that saved them all and now can provide a dividend to stockholders and 100s of millions in bonuses to their team mnembers. Dont you think that they use this tactic on their slaves(employees)as well. The saddest part is that less than 10% of the good folks that apply get helped. The other 90% have to give up their american dream and suffer the devalued credit rating because this program is about money for WF. If they only would take time to reflect on how many tax payers(PEOPLE) bailed them out. I know this is a stupid thought but compassion for fellow americans(NOT EXPENSIVE PIECES OF ART WORK) would greatly benifit WF in the long term. They are feeling the crunch as they just offered this deadbeat mortgage borrower 50 dollars to open a bank account with them.I would not open any account with them even if they offered me their highest bonus monies. I hope that you who have accounts with them close them today and provide them with less opportunities to fee the cash out of your accounts. Dont apply for any loans, dont open any accounts with them and dont associate yourselves with a company that would rob your friends and neighbors of their homes and future buying power. I know that the 10% who got HAMP through WF wont deal with them in any way. So for the 100% that applied need you all to have their backs. Please cancel any accounts and transfer them to a credit union or local banks because these institutes care about people as well as the financial gain the customers bring to them. Wells Fargo can sufer just like everyone that applied for the HAMP. PLease aplly the pressure by shuting down any relationships you might have with this backward thinking company. One last note my credit score was 736 before this all started. I am not burdened with debt and rarely borrow money. I got my HAMP approved and am making my monthly payments on time just as it was 18 months ago when all of this started. Please dump them as a bank. They need a good reality boost today.

We are havaving the same problems as all of you, we get involved in a trial period for 3 time without missing any payment, at the end of that period, they told us that we do not qualify, now we are facing a foreclosure, also our 3 years old son was diagnosed 4 months ago with leukemia. And now this. That is unfair!!!... can somebody give us some information that will help us please!!!
We have all had it with W.F. it sounds like. We went thru foreclosure and during the redemption period sold the house. Now W.F. is sueing us for the home equity loan of 38,000. We have had to get and attorney its a mess. Does anyone have any suggestions how to fight this. I am so fed up after dealing with these idiots for the past 3 years. I just want to stick it to them. I may need witnesses saying they are going thru the same thing. Any help would be appreciated. If you can help post it and we will get in touch somehow.

I just received a slip in the mail from dear ol' Wells Fargo today stating, "AT THE REQUEST OF WELLS FARGO BANK NA., AN INDEPENDENT FIELD INSPECTOR CALLED ON YOU. PLEASE CONTACT WELLS FARGO BANK NA. AT 1-800-416-1472. What is that suppose to mean?!! My spouse and I have been dealing with this bank for over two years now and no good has come of it. We moved into our home with great intentions of building yet again our equity and moving to the country. We were on track to our dreams when the rug got pulled out from underneath us. Now we are trying to find a place to live and will be leaving the keys to the house on the counter. Wells Fargo strung us along using the same terms as other modifiers, but yet they have never done one modification of any kind. The hud agency folks say it is better to just walk away and start all over again. The government HUD agency folks also say that they have never seen Wells Fargo ever do one single home modification and even if they decided to start tomorrow it would not be in the homeowners best interest. For example lets say they decided to do a 30 year loan on your house...you still would never see any equity...you would still be in the negative. I think it is time to start stuffing our hard earned cash under our mattresses so to speak and leave the banks out of our business.

Our loan was sold to Wells Fargo 3 years ago. We always made more than our monthly mortgage payment till my wife was forced to leave her job due to a medical disability and I lost my job due to the economy. I found a job shortly after, but not making anywhere near what I was making previously. We contacted WF to let them know what was going on and said that we could qualify for a modification. We faxed in countless pages of to their loss prevention department only for them a month later ask us to resend the same paperwork. We would follow up a couple days after faxing to make sure they received all the docs and they would always say yes and it was in review. Only to get a phone call a couple weeks later to tell us they need us to fax everything all over again. Last week I faxed 95 pages of documents to them. I have to call them tomorrow to make sure they have everthing. There is a case review person assigned to our file, but when I leave him a message after he calls, he does not return the phone call. They can have the house, I am to the point of not caring after 6 months.

Wow, Im glad to see that Im not the only one with WF issues. My husband took a decrease in salary. We struggled to make the house payment for 1 year until we just could not do it any longer. WF kept trying to push the loan modification program, and after speaking with countless people from the call center to loss mitigation, I could not get anyone to answer simple questions like would we qualify. I was told to fill out the 1 inch thick stack of documents they sent us and submit them "to see" if we qualify. That wasnt good enough for me hearing horror stories about loan modifications. They kept telling us that they wanted to work with us, but kept giving us the run around until I told them that if I didnt get answers to my questions, we would walk away. I finally got 1 gentleman to give me the "criteria" and low and behold we still made too much money to qualify for the loan modification. Why do they have to put people through this nonsense just to tell you NO. To make a long story short, we filed BK and walked away from the house which after 11 months still has not been settled. We has our loan with them for 8 years with -0- late payments. Gee if they only would have worked with us, we probably would not have walked away. Thanks WF
currently renting a house that is financed through WF and have gotten a little note on my door twice now from them. after reading all of these comments i dont like the sound of this bank. how long does it take for these people to come in and take the house? I have a family of 5 and worried. My landlord tells me to not worry about it and does not give me a straight answer on what is going on. I would love to know how long it takes for these guys to come in and take the house? like I said this is the second note now on my door.

Regarding "loan modifications" or lack thereof really (Wow...they give crappy "loan mods" to a whopping 4% or less of applicants)...Wells Fargo is the embodiment of EVIL, contemptuous of customers, the Congress, the OCC, and the Attorney Generals. Look up the hub entitled "Predators." I too am looking for that class action suit. Any entity who could foreclose on the Christmas Snoopy, and poor sick grandmothers and all WF has done in its catalog of evil should be run out of business. RUN don't walk away from them!

They forclosed on us 6 months from our first missed payment. The foreclosure happened in Sept 2011, some company came and changed the locks about a week later. Oddly, I just got a call from WF today telling me they were attempting to collect a debt. WTF? 6 months later? I can't imagine what they want, unless it is lawyer fees or something.
Im really had it with WF I tried to get a loan modification after my disabled became sick and I had a decrease in hours to be home to take care of him I summited the paper work twice they asked for additional information which I sent in and then it took them 3 months to tell them I was denied I was 3 months behind it really aggravates me that they can not help people in hardship crisis they are the reason there are so many forecloses. I just don't get it they rather see you lose your home then to work with you! This company is terrible would not recommend to anyone even the representatives could care less about your sitution.

Do yourself a favor and file bankruptcy and affirm your mortgage or completely write it off. A good attorney will do it for $1500.

My loan was bought by WF and after being one pmt behind I started to receive letters of foreclosure. Needless to say this scared me very much. I called and spoke to the "Loan Modification Dept", they assured me that my home would not be taken from me. I submitted all the paperwork and answered all the questions. It took them almost 6 months to reject me. Meanwhile I was making the minimum payment. I lost my home.
One Tuesday in October 2009, a truck pulled up to my driveway demanding to enter and change all the locks. They started to take down all my pictures and started to put all my belongings in black plastic bags - room by room. They dismantled my furniture and put it in the driveway. This company that worked for WF came in and literally threw me out of my home. They changed the locks and left me and my husband out in the street - with three dogs. They were very cold and didn't care about anything.
Wells Fargo is the worst bank ever! They would rather take the money and run, rather than actually work with you so that the american people can keep their homes.

Me and ny Wife have had a rough time since the Housing Market crashed in the Fall of 2007, She was gainfully employed at a Title company and made a goog salary and I am a general contractor that 90% of my business was new home construction .Well as we all have different problems (health ,jobs etc.) I have seen that wf just flat out does Not Care about anyone which is sad The Rich get Richer and us Working Folks lose everything we have worked so Hard all of our lives. We are currently in foreclosure and are going to file a chapter 13 BK just to buy us 60 to 90 days before we are out on the street , we will probably end up in a short sale . We as Americans need to have some kind of Grass Movement ,Surely they cannot kick everybody out of their homes!!! My husband was active duty military, and we tried everything. We had a buyer for a short sale, tried deed in leiu.. Everything. We had an 80/20 loan, and 6 months after the foreclosure, a collection agency called. I made payments on that for a year, then did a settlement on it, but now even though the foreclosure is 3 yrs old, I can't get a new mortgage because of the home equity line I had PAID on...??? Be wary folks... We tried to do right, and got screwed! Incidentally, I looked into the foreclosure review thing.. Might take 3 yrs, but my husband and I might get about 2K each. Not much consolation now when we can't get a house of our own though... Good luck all!

For example, I was advised to send in a specific amount to pay towards my loan. I did. I sent a check for the EXACT AMOUNT REQUESTED.
THE CHECK WAS later RETURNED BECAUSE IT WASN'T ENOUGH!!!!

I am in Georgia and according to Ga law...they cannot throw you out until your home has been sold through sheriffs sale...then you have by law thirty days from the time you received your eviction letter....and that could up to a year for your home to be sold...i have been through the exact same thing the rest hsave been through...i would like to be involved in a classd action...if we do nothing they are going to keep doing this...

They had me pay the wrong amount and took the money from my account but won't put it towards the loan and charge me late fees on it
I have been unemployed since June 2010- I contacted Wells Fargo right away and they put me on half payments. Now they tell me I am too far behind on my mortgage payments. I told the LM rep WELLS FARGO put me on the half payments now you are telling me I am too far behind 9 months to help me. WTF!! Wells Fargo is not helping anyone except themselves. I am walking away! I received an inhouse modification in Sept. 2009 after 9 months. Then I lost my job. Wells Fargo can have this house. I paid 152k in July 2006 when I bought it. Then with the modification in 2009 they dropped my interest rate from 7.75 to 4 percent and extended my note out to 40 years. The house is worth 64,200 however the house with my floorplan sold for 51k. All BS because they modified my house and its as if I have made NO progress on this loan. They can have this house
I too have had a nightmare trying to do a loan modification with wells fargo. It took almost two years of endlessly faxing in paperwork and writing letters. They finally agreed to a small loan modificatio...my mortgage dropped from 1800 to 150o...not much but i took it. I paid through automatic deductions for 6 months. So obviously I was never late. It was automatic. then out of the blue they kicked me off the program simply stating my income was to inconsistent..what does that matter if I an making my payments??? I am self employed so my income fluctuates...They asked me to resubmit more paperwork and try for a different sollution!!! They stated I no longer qualified for that program!?!? I began the ridiculous process all over again....I was dealing with putting my very sick mom in a nursing home and sending my 17 year old off to college in the mainland (I live in hawaii) so while was out of town they foreclosed on me ! THey said I had several days to get certain papers in and when I explained I was out of town dealing with a crisis they told me sorry !! I was foreclosed upon on my birthday ironically....Happy birthday to me !! Thank you Wells Fargo ! It gets better. Now over one year later they wrote me a letter saying my case is up for independent review and that their may have been illegal foreclosure activity !! Ya Think???? My condo is sitting empty falling apart as we speak. Its worth $100,000 less than I paid for it. Now they want to negotiate with me? I lost my 35,000 downpayment and paid almost 80% interest over the five years I owned it...I think they got enough money out of me...I am upset to say the lease. Oh and I looked up the new owner...guess who? The federal government (freddie mac)Wells Fargo sold it to then within 10 days of the foreclosure...and now it sits....I have moved back in because I found out I an liable for anything that happens until its privately owned...like a flood of fire or ??? Also I an still responsible for the maintenance fees even though its bank owned !!! Completely crazy. So now I am waiting for 90 days until the intitial review is finished...we shall see. They say I am entitiled to financial compensation for this or other remedy...whatever that means....

I too am being denied help from wells fargo after calling them as soon as I started having a finanial hardship. I am having medical issues and my dr told me to apply for disability. I have and was denied. I have not been able to work in a year and I have depleited all of my life savings. Wells Fargo said there is nothing they can do for me until I have an income!! WTF is that! I can't work and disability is jerking me around. Meanwhile the doctors bills keep coming and more and more med's are added that I can't afford.

I know exactyly how you all feel I have been dealing with Wells Fargo since July 2010 with the same bs each time I send them something they ask for something else. They first tried to say that I have to come up with a different hardship reason. I had that I had 2 fulltime jobs when I purchased the job, I do not now, I had several surgeries, I sent the proof on that, I was out of work six weeks with out pay because my sorry ass job (at the time denied me short term disability because they do not pay for students when they are on leave). So they modified it and they changed the payment from 967.41 to 1671.41 had I known it would still be in processing now I would have toughed it out. They said they cannot give you but so many modifications so that was my concern. I can not believe this nightmare. I have dealt with NACA, HUD, the CCCS, and a bankruptcy attorney I am not sure what I am going to do but I am not letting my home go.
Wells Fargo screwed us big time. We had been trying to Modify, our loan was actually with Wachovia, but Wells Fargo would not work with us. We had to declare bankruptcy in 2010, to save our house the first time. We were able to make payments but they kept raising our mortgage and we fell behind again, so the trustee took our house out of safety from bankruptcy. We once again were trying to negotiate for a modification, and actually got assigned to a guy, passed the first section, second test, went to underwriters, and in less then one day, they denied us on the phone, they then sold our house the same day, we found out when the investor showed up at our house. We are now moving. We still have not heard from Wells Fargo. I feel like we got played trying to cover the a** because we had a lawyer looking into it. For the first time I feel that we are being discriminated because of our last name. These banks need to be held accountable for this travesty. The little people have no power, against these banks. How do these underwriters sleep at night knowing they have kicked a family out of their home and literally screwed them out of their investment. We just needed a lower mortgage, we were willing to pay the loan amount we owed, yet they sold our house for $100,000 less then it is worth. yet wouldn't work with us. We had no other bills but our mortgage.

MY GOD EVERY COMMMENT I READ IT IS BELIEVABLE.. YOU KNOW WHY BECAUSE I AM GOING THROUGH SAME THING. PUTTING THIS WAY, TALKING TO WELLS FARGO STAFF IS MIGHT AS WELL TALK TO THE BRICK WALL. THEY ARE VERY RUDE AND THEY LIE SO MUCH AND THEY SAY ONE THING AND THE NEXT DAY SOMETHING ELSE..THEY SENT REAL ESTATE AT MY HOUSE FOR EVALUATION AND ASSEMENT TODAY AND GUESS WHAT I ONLY MISS 2 PAYMENTS..THEY HAVE NO RIGHT TO GET INTO MY HOUSE UNTIL 3 PAYMENTS IS MISSED..HOW CAN THEY DO THAT.. CAN ANYONE EXPLAIN ME...
idont know what to do anymore. am so scared that they will come to the house and take everything and put it out on the street. will take my money out tomorrow and put it somewhere else. so many lies and discrepancies fro wf that i dont trust them at all. they even sent back moneyn that i had paid on the trial period. between wachovisa and wf ive been screwed in do many ways. t0oldf me that they were going to put together 1st and 2nd, didnt. said i would get mod. didnt. called on hone yo say im denied mod. just waiting for letter from foreclosure atty. dont know how long i have, rep wont say. if someone comes to my house to chanfge locks ill call cops and tell them they are breaking in. am going to file bankruptcy to buy some time. if anyone has any suggestions im open for any and all
